This cosy farmhouse is set within a beautiful garden, with a splendid variety of flowers and plants, in absolute privacy, surrounded by cultivated fields, woods and hills.
The location is southern Umbria, near the fortress-like village of Penna in Teverina, with shops, restaurants, and a lovely medieval city centre where time seems to stop.
The structure of the farmhouse has retained its original shape a particular charm is given by the terracotta floors and wood beamed ceilings as well as by the country furniture that the owners have chosen with attention to details.
The property comprises the main house (sleeping up to 6) and a second stone building used as dependance (sleeping up to 4 people)
In front of the dependance is set a beautiful 5x10 swimming pool with solarium and sun lounges
A large furnished pergola in front of the main house and many shadowed spots are perfect for al fresco eating. A stone barbecue and a play ground for children are also at guests disposal.
Although completely isolated the property is quite close to Orte - about 10 km- (with an important railway station well connected with Rome (1 hour) and Florence (2 hours). In Orte is also the exit on the A1 motorway Rome-Florence.
The interesting medieval town of Amelia is 10 km away.
Todi, Spoleto, Viterbo, Orvieto are within 1 hour drive.
Interiors
Entrance on the ground floor into a small living room with fire place and sofas. This living gives acces on the right to a large kitchen with dishwasher, oven, fridge/freezer, On the left side there is a sitting room with 2 single sofa meds.
A staircase leads to the fisrt floor where there is a double bedroom, a twin bedroom + single sofa bed, 1 bathroom with bathtub.
At the lower ground floor, with private entrance from the garden there is an additional single bedroom with bathroom with shower. The only access to this bedroom is outside from the garden.
20 Ms from the main villa, just in front of the swimming pool ther is a lovely dependance comprising a very large salon with table sofas and fire place, little cooking area and doors leading onto the garden and the pool, 1 double bedroom, 1 twin bedroom, 1 bathroom with bathtub.
In the cellar, which is on the lower ground floor there is an extra fridge/freezer.
