The country house is located in a scenic position on the top of a hill (a 2-story building with 270 square metres of total floor space). Villa delle Rose extends over nine hectares of countryside characterized by gently rolling hills, among the most beautiful in Umbria and particularly suitable for winegrowing.The garden is more than 5000 m²  broad. It is taken care of by owners and has a huge lawn and two hundred-year-old oak trees. There are all kinds of plants and more than a hundred different kinds of roses which create an explosion of colours and scents, especially in spring and summer.
From its hilltop position, the villa overlooks a magnificent countryside made of hills and valleys. The garden is furnished with a large table (seating up to 12 people) under a pergola of American vines, perfect for open-air luncheons and dinners. The swimming pool is surrounded by olive trees and is 4 x 10 metres.
There is plenty of deck and lounge-chairs where you can relax under the sun.
The country house’s living room was originally a stable. During the restoration the owners decided to keep some of the original feature, like the wide arch, which makes the atmosphere warm and welcoming.
During the winter you can enjoy the warmth of the big fireplace. The kitchen, although furnished with every modern appliance (four-burner stove, oven, microwave oven, dishwasher, fridge, freezer), is a particularly inviting area of the house and for this reason quite frequented. All the bedrooms are large ,suitable and sunny, furnished with antiques. At guest disposal also a fitness room, with big glass windows running along two entire walls and looking out onto the garden. Set in the heart of Etruscan and Medieval Italy, the small town of Otricoli is 1 km away with shops and restaurants and enchanting archaeological site on Tiber river.
The charming, medieval town of Narni is 15 km away. The magnificent Marmore waterfalls are also close by (35 km). 50 minutes to Rome by fast train from the well-connected Orte station (with ample parking space). An area with a great culinary tradition, a wonderful variety of foods and drinks (wine, cheese, cured meats and hams, olive oil, pastries…) and fantastic eating places, both simple and gourmet (Vissani's, the most highly-rated restaurant in Italy, is only 40 minutes away).
