Condizioni di prenotazione Vacanza in Italia

1. The conditions refer to the rental units and use of vacation properties at the prices indicated in the attached price list.
2. Reservations are to be made through the office of VACANZE ITALIANE or its representantives.
3. Reservations are considered valid upon the following conditions:
   • Receipt of the completed reservation contract signed by the client. This contract is binding.
   • APARTMENTS: payment of a deposit of 50% of the total cost of the contract.
     The balance must be paied 30 days before the check-in or at the arrival according to the owners requests.
   • VILLAS: payment of a deposit of 50% of the total cost of the contract.
     The balance must be paied 60 days before the check-in.
     If your booking is done within 60 days before the arrival, you are required to pay the full amount imemdiately.
4. Fax, telephone and e-mail reservations remain valid for a maximum of 10 days. Payment and signed completed contract must be received within this time frame: otherwise the reservation will be cancelled.
5. Upon receipt of total payment the client will be sent a confirmation of reservation to present at the arrival in the property, valid for the registered guests for the period specified on the document. Maximum rental capacity must not exeed the amount mentioned in the voucher. In this case the owner is authorized not to accept the booking or to ask for an extra charge.
6. Check-in is scheduled on saturday between 4 pm and 8 pm; check-out is required before 10 am.
7. Upon arrival clients must provide a damage deposit (most of the times specified in the price-list). It will be refunded in full, at the time of departure, unless there are agreed costs to be deducted (telephone, heating, ecc) or damages to be compensed.
8. Complaints: Clients who not accept the condition of the apartment upon arrival, must immediately notify the key holder or the owner and contact the office of VACANZE ITALIANE on the Mondey morning following their check-in, trying to solve the problem during their stay in the property. It should be noted that VACANZE ITALIANE is acting only to arrange the booking on behalf of the owner and does not accept responsibility for the accomodation. Nontheless, VACANZE ITALIANE will do its best to help resolve any justifiable complaints. However it is the Client's responsibility to take the complaint up with the owner if VACANZE ITALIANE is unable to resolve the matter. Complaints made after leaving the property will not be handled. Disputes arising out of the accomodation which cannot amicably settled, must be taken up with the Owner.
9. Cancellation by the client: The client who signed the booking form or confirm the booking via e-mail, must make any cancellation in writing. Cancellation of accomodation will apply from the date of receipt by the Agent of the written cancellation advise. The following charges will apply:
   • APARTMENTS:
     More then 90 days prior the arrival date - 10%
     89 / 30 calendar days prior the arrival - 50%
     Less then 30 calendar days prior the arrival - 100%
   • VILLAS:
     More then 90 days prior the arrival date - 10%
     89 / 40 calendar days prior the arrival - 50%
     Less then 40 calendar days prior the arrival - 100%
   • The exclusive competence of the Court of Italy is hereby accepted in case of any controversy. The client's act of booking and his entrance into the accomodations rented implies to all effects of law and reason his acceptance of these booking conditions. The person who signes the booking will be held responsible for the renting.
   • Cancellation by the Owner: If for reason outside the control of VACANZE ITALIANE, a property should not be availbale for the period of the rental agreement, alternative accomodation will be made available to clients for the period of their stay. If the price of the alternative accomodation is lower then the initial proerty, clients will be refunded of the differnece. In the case that the alternative accomodation is more expensive, the payment of the balance can be required. If the client doesn't accept the alternative accomodation or if an alternative accomodation is not available, the clients will be refunded of all payment, without any other obligation for the Owner or VACANZE ITALIANE.
   • Some of the properties do not accept animals. Please, ask for information at the moment of the booking. The presence of an unauthorised animal is ground to immediate eviction without right to any refundment.
   • Prices are for weekly rental, from Saturday to Saturday, providing, for the number of guests listed in the catalogue, bed linen and towels, water electricity, gas (if not mentioned as extra charge in the price list). Heating and final cleaning sometimes are not included in the price and must be paied locally.
   • Please, note that for properties with a pool, the period during which the pools are open is generally from June 1st to September 30th, subject to weather conditions. Some of them can be open before, so please, check before booking.
   • We strongly recommend comprehensive travel insurance. The Agent cannot accept any responsibility if the Client has failed to arrange travel insurance.
