The residence “Case di Grazia” is the most private part of a small country hamlet called Schiacciato. The name probably derives from the fact that the houses were built around a tiny square on a hillside above that was an old stone quarry that in dialect is called “schiaccie”.
The small hamlet is dominated by the “Owner’s Manor” where the oldest part is from the second half of the 17th century. The olive mill and farmhouse are of the same era. The residence, as seen today, is from 1795 and the Family Chapel is dated 1758. The ex olive mill which was used until 1980 and the lemon room and the farming equipment storeroom are from the 1800s.
The modifications and extensions are all dated by an old method of inscribing the dates in the stone walls on the exterior which are still visible.
The Graziani family took ownership in the beginning of the 1800s when one of the family married into the family of the previous owner Signorini whose surname was used until the beginning of 1900.
The complex is the result of clever restoration by the family that has had the property for 200 years – they have preserved and sent through generations, the patrimony, culture and lifestyle of a family that despite changing the manner of living and working here, has nevertheless always had its roots here.
The careful restoration to complete the holiday apartments was carried out keeping the original style intact using local materials. The architecture of the construction has given each area different local characteristics.
Changes made have been to make it perfect for its present destination. The original garden that surrounds the complex has been expanded, it is beautifully kept and has wonderful cypresses and bay trees.
The old equipment and utensils of the olive mill and farming have been preserved through generations and are in conserved in the Family museum, in the hope that they can successfully tell the history of this area.
A cosy restaurant has been made from the original cellar. Here you can enjoy local dishes that use local produce and  own olive oil.
To make your stay even more relaxing there is a lovely swimming pool with a hydro massage and an authentic Finnish sauna!

A kitchen with dishwasher, 4 gas hobs, electric oven, fridge with freezer, washing machine.
Comfortably furnished with antiques and air conditioning, TV, mini stereo, telephone, internet Wifi, safe, fireplace, terrace and utility room.

Palazzo 2 (6): on the second floor and reachable with a lift or from stairs, comprises of:
A kitchen with dishwasher, 5 gas hobs with electric oven, fridge with freezer and many other kitchen equipments, A dining room with a large private furnished terrace to relax and “eat al fresco”,
Two double bedrooms with a panoramic terrace, a  smaller bedroom with double or twin beds,
Two bathrooms with shower, a utility room with washing machine.
It is comfortably furnished with air conditioning, TV, mini stereo, telephone, internet Wifi, safe and large terrace with view, table and chairs to eat outside.

Palazzo 3 (6+3):on the third floor and reachable with a lift, Palazzo 3  comprises of a large lounge with a double sofa bed, a single iron bed and an octagonal table, a  kitchen/diner (comfortably furnished with dishwasher, 4 gas hobs, electric oven, and fridge with freezer), single sofa bed, a bathroom with shower and a furnished terrace to eat “al fresco”, a large double bedroom with en suite bathroom with shower and terrace,  two double bedrooms, one with double or twin beds and both with en suites with shower,
small laundry room with washing machine.
The apartment is well lit with a lovely view on the garden and the surrounding area.

Frantoio 1 (4+2): on the first loor the Apartment comprises of a Lounge/kitchen with fireplace and double sofa bed, Bathroom with shower and washing machine, Bedroom with double bed, Bedroom with twin or double bed, a furnished covered terrace 15 sqm with plants and flowers, lovely view over the garden and pool, easy access to the large communal terrace with BBQ, tables and deckchairs. It is beautifully furnished and comfortable with air conditioning, TV, mini stereo, telephone, internet, safe, fireplace and covered terrace.

Frantoio 2 (2+2):  comprises of a lounge/kitchen (fully equipped) with double sofa bed,
Bedroom with double bed, bathroom with shower and washing machine,the lounge opens out onto a covered terrace, furnished and made private with carefully positioned plants and flowers,
Independent entrance from the road (no steps, suitable for disabled),
Easy access to the large communal terrace with BBQ, tables, deckchairs and a lovely view.Beautifully furnished and comfortable with air conditioning, TV, mini stereo, telephone, internet Wifi, safe and covered terrace.

Frantoio 3 (4):  It comprises of a lounge/kitchen (dishwasher, 4 gas hobs, electric oven, fridge with freezer) with two armchairs, a fireplace and furnished terrace, two double bedrooms, bathroom with shower and washing machine, independent entrance from the road with a few steps.
A few metres away there is a large terrace in common with BBQ, tables, deckchairs and a lovely view.

Limonaia 1 (6+2): On the ground floor, kitchen (dishwasher, 5 gas hobs, electic oven, fridge with freezer), large dining room with fireplace, double sofa bed and bathroom with shower, utility room with washing machine. The kitchen and the lounge open out onto a large portico to eat “al fresco” where you can relax surrounded by the well kept garden. From the lounge an attractive staircase leads to the upstairs: two double bedrooms with access to a large terrace with a view over the pool and the scenery,
a bedroom with twin or double bed, two bathrooms with shower.

Olivara (6+2):  is a large independent apartment at the ground floor with private garden and barbecue, composed of a large lounge with fully equipped kitchen area and double sofa bed, three bedrooms (one double bedroom, one double bedroom with ensuite bathroom and one bedroom twin or double), another bathroom. Private outside space and garden with BBQ, table and chairs.
In the kitchen there are: dishwasher, washing machine, fridge with freezer, microwaves, electric oven, 4 gas hobs and autonomous heating.
Inside you have all the comforts, such as air conditioning, TV, mini stereo, telephone, Wi-Fi and safe.

Molino (Studio 2+2): Large studio apartment with fireplace and outdoor courtyard.
It is ideal for a small family of two people or a couple with children that wants to spend a holiday enjoying all the facilities of the agriturismo with a low cost.
